Common Types of Commercial Roofs

Spray Polyurethane Foam Roofing (SPF): This is an eco-friendly roofing option for commercial, industrial, and manufacturing facilities. SPF is sprayed as a liquid and expands into a foam which creates a solid layer across a roof. SPF has been around since the 1960s and when it is installed and maintained properly can last over 50 years. Spray polyurethane foam roofing is energy efficient durable, seamless, waterproof, and environmentally friendly.
Built-Up Roofing Membrane: Also referred to as “BUR”, this type of roofing is your standard tar-and-gravel roof. It is installed by alternating layers of asphalt, tar and supporting fabrics directly onto the roof. With this roof, you can choose the number of layers which helps control costs or meet certain durability requirements. When properly maintained, a commercial built-up roof can last upwards of 40 years. Built-up roofing is also seamless, waterproof, low-maintenance and provides UV protection.
Modified Bitumen: Also known as “Mod Bit”, this roofing system is composed of factory-fabricated layers of asphalt. These asphalt layers are “modified” using a rubber or plastic ingredient which increases flexibility and results in added strength and stability. Modified bitumen roofing is hail resistant, and easy to repair but not the best option if your roof will see a lot of foot traffic.
Thermoset Roof Membrane: Also referred to as EPDM membrane roofs, this type of roof is constructed from a single-ply, highly durable rubber material which provides protection from the weather. These are darker roofs that are better suited for cooler climates and are effective against wind, rain, hail and more. EPDM commercial roofs offer a long lifespan, UV protection, acid and solvent resistance, reflective properties, and durability. EPDM commercial roofing systems are also typically easier to install, maintain, and repair than most other types of commercial roofs.
